Remodel garage or build a new structure?


Dear Contractors.com,

I'm starting a new home-based business and I'm going to need extra space. Is it better to remodel the garage or to build a free-standing structure? What are the cost differences? What else do I need to know?

“When clients call us about remodeling or building a new garage, as well as for other design-build projects, some of the most important questions I ask them are: What is it going to be used for, and approximately how much funds are they planning to invest?” explains Alex Shekhtman, president of Elite Remodeling.

So is it better to remodel the garage or to build a free-standing structure?

“It depends on many variables, such as: Are you going to bring clients to your office? Does it need to have a private entrance? Are you going to have employees working there? If you do, you will need a bathroom. Do you have enough space in your backyard? Do you have enough space for parking?” asks Shekhtman, who receives a lot of requests for garage remodeling or construction.

Another question you need to answer before even considering building a new structure is whether the zoning laws will permit it. In some municipalities or neighborhoods you are simply not allowed by law to build out or to build a new garage.

But assuming you are able to build a new garage, building a detached structure is obviously going to be more expensive than remodeling the existing garage. “You’ll need a new foundation, the entire structure, all the plumbing and electrical connections, etc.,” adds Shekhtman. “Converting a garage into a home office will cost much less because the structure is already there, and you may even have wiring and plumbing, although you’ll still need insulation.”

Shekhtman reiterates that one of the main things for you to figure out is how much money you are planning to invest, because that will likely determine what is even feasible.

After you have figured out your budget and created your list of priorities, you’ll need to find a reputable, licensed design-build contractor with a proven track record. This contractor should be able to assist you with items such as building permits and plans.
